That gap tells me a seller cannot rely on broad demand alone. Condition, presentation, and the first asking price all work together, and a weak start makes the rest of the sale harder.
Lead with a price that matches the recent closings, make the home easy to compare, and watch the first response closely. If showings are slow, adjust early instead of waiting for the market to do the work for you.
