The latest available period showed 127 active properties, so buyers have more to compare than they did the prior month, and a listing has to justify its price from day one.
The median asking price for active homes was $1,695,000, nearly flat from the previous period, while the number of active properties rose 11.4%. At the same time, closed homes reached a median sold price of $1,189,000, with sellers receiving 99.55% of asking price on average.
That combination tells me sellers still have leverage when the home is positioned correctly, but the market is not rewarding casual pricing. Pricing discipline matters. If you plan to sell and then buy a smaller or different property, the sequence matters even more because your listing strategy affects your buying power on the other side.
Start with a tight pricing review, not a wish number. Prepare the home before photos, compare your property against active competition as well as recent sales, and decide in advance how you will respond if showings are strong but offers do not match expectations. A clean launch gives you the best chance to control timing and terms.
