Recently closed sale listings averaged 174 days in RPR and had a median of 176 days. New sale listings averaged 20 days, which shows how different the pace can be between a fresh launch and a property that lingers.
That gap tells me sellers need to protect the first impression. If a listing starts above the market center, the longer timeline can give buyers more leverage and make the home feel harder to justify later.
I would anchor the price against the current median list price of $1,062,500 and review the response early. Do not wait for age to become the story. A cleaner opening usually gives the seller more control over the next step.
