Boston, MAYes, because the asking number is only part of the story. When the median list price is $1,499,000 and the median sold price is $1,349,000, I want buyers looking at what actually closes, not just what gets printed on the listing. That is how you stay grounded when the market feels full of choices.
The current asking-price level is up 2% from last month, so sellers are still reaching a little higher. That makes comparison more important, not less. Price discipline still matters. Buyers who skip that step usually end up reacting after they have already fallen in love with a property.
The 98.2% sold-to-list figure tells me buyers are still paying close to asking when the home fits the market. That does not mean every property deserves a full-price mindset. It means the better homes are still capable of drawing serious attention, and you should be ready to separate true value from polished presentation.
Watch the asking price, but weigh it against the closing side of the market. Keep your ceiling in front of you, and look for signs that a home is priced to move versus priced to test the room. Then decide quickly when the numbers and the condition line up.
