Boston, MAYes, and the cleanest offers usually have the best chance. When homes are closing at 98.2% of list price and the median days on market is 18, I do not think buyers get rewarded for dragging their feet or overcomplicating the process. I think they get rewarded for being ready.
Boston still has 5.44 months of inventory, so buyers are not facing a zero-choice environment. That gives you room to be thoughtful, but not sloppy. A clean offer can stand out because it removes friction at the exact moment a seller wants certainty.
The spread between the median asking price of $1,499,000 and the median sold price of $1,349,000 matters because it tells you where room for negotiation may exist. But room for negotiation is not the same thing as room for delay. If the home is strong and the price is sensible, a straightforward offer can be more effective than a complicated one.
Line up your financing, your timing, and your tolerance for repairs before the showing. Ask your questions early so you are not scrambling later. Then write in a way that keeps the seller comfortable with the path to closing. Clarity is leverage.
