Lone Mountain, NVI would watch the early response closely when a listing starts to sit. The latest sold homes moved in a median of 11 days, while pending homes sat at a median of 37 days.
The median active list price was $524,500, and the median new-listing price was $534,000. When homes start above the closest competition, the market usually spends more time deciding whether the price is justified.
That does not mean every listing needs a discount. It means a seller should launch with the strongest possible combination of price, finish, and photos so the first wave of buyers stays engaged.
Watch the early response closely. If the showing traffic is soft, make the adjustment quickly, because long days on market can be harder to recover from later.
