The shorter-term readings matter here too, including the recent one month and three month figures that sat below the current 12 month comparison, because they point me toward a careful launch rather than a reach. Price from current conditions, not from memory. Tighten the condition of the property before it goes live. Be ready to respond quickly when interest appears, and make sure your first asking price is one you can defend with confidence.
