A seller can absolutely make progress here, but I would not confuse balanced conditions with automatic leverage. The recent typical asking price for active listings was $325,000, while the typical closed price was $319,000. That spread is small enough to support a strong listing plan, but clear enough to punish overpricing. Speed matters too. A typical sale took 29 days recently, and that gives me a useful benchmark when I set expectations for showing activity, feedback, and possible price adjustments. In Houston, TX, I would rather enter the market prepared for that timeline than assume a home will move instantly because of a hopeful number. Study the current asking range before choosing your list price. Fix the condition issues that can make buyers hesitate. Go live with a negotiation plan already in place so you are not reacting emotionally once offers start coming in. If your next step is also a purchase, I would coordinate both sides early because balanced conditions can give you a cleaner transition when the plan is tight.
