If you are thinking about putting your home on the market, the real question is not whether homes are selling. The better question is how to position yours so it enters the market with purpose instead of sitting while buyers compare it to everything else.
Last month, the typical active asking price in Northport, NY was $1,462,000, while the typical closed price was $967,500. There were 42 active listings at month end, 30 new listings came on, and recent offers closed at about 98.49% of asking. That is enough evidence for me to say pricing discipline still matters.
For a seller, this is where mistakes get expensive. A seller's market does not give every home permission to overreach. When buyers have 42 active choices and homes that close are still landing just under asking on average, your launch price has to reflect the market you are entering, not the number you wish it would bring.
Price from the start with your actual competition in mind. Study the active range around your home and decide where you want to be positioned before photos or showings begin.
