I am using the closed side to judge how quickly the market is absorbing homes.
The closed side of the market matters because it shows what actually got through. In Apache Wells, AZ, last month 6 homes sold, and that gives me a better read on acceptance than a casual glance at active listings alone.
Last month, 6 homes sold. That is enough activity to confirm that buyers are still engaging, but not so much that I would assume every home will move the same way.
I would use that to keep expectations measured. When the sale count is modest, the details of each property carry more weight than broad market talk.
Study the closed prices. Match your decision to the level of competition. Keep your next move based on what actually sold, not just what was sitting on the market.
