If I were pricing a home in Dreamland Villa, AZ, I would not start with wishful thinking. Last month, the sold-to-list ratio was 98.3%, and that tells me the final number still has to be earned.
Last month, homes sold at 98.3% of asking on average. That is close enough to make pricing discipline matter, but not so tight that there is room for sloppy preparation.
For a seller, I would use that to stay realistic and clear from the start. For a buyer, I would use it to avoid assuming every list price is firm all the way to closing.
I would also note the 5.67 months of supply, because that level gives the market enough breathing room for buyers to compare and push back where needed.
