The difference between asking and closing matters.
A home can look strong online and still miss the mark on price. Last month, the typical sold price was $460,000 while the typical list price was $539,994, and I would use that gap as a reality check before making a move.
Sold homes closed at a typical $460,000 last month. In Midlothian, TX, that makes the list-price gap impossible to ignore when I am helping a client sort real value from optimistic pricing.
The gap tells me there is still room for careful judgment. It also tells me that a clean comparison to sold homes matters more than staring at active listings in isolation.
Line up sold prices first. Review the condition second. Make your decision from the numbers that already closed, not the ones that only look tempting.
