Last month, the typical sold price was $395,000. I also look at the gap between that sold figure and the median list price of $384,900 on new pending listings. That spread is tight enough that I would not recommend drifting far above the recent closing range unless the property clearly earns it. Start with the recent sold price. Compare it to the list range. Set the next step from facts, not optimism.
