A straightforward look at where buyers are landing
If you want to know how much room there is between asking and closing, I would look at the sold-to-list figure first. Last month, sales landed at 97.6% of asking in Tampa, FL, and that gives me a useful benchmark for both sides of the table.
That number tells me the market still has some negotiation texture, even if it is not dramatic. Buyers should not assume they can throw out a serious offer without a reason, and sellers should not assume the first asking price will be the final number.
I would keep the focus on value, not wishful thinking. A tight sold-to-list result suggests the best outcomes still come from homes that are priced and presented with care, not from homes that simply ask more and hope for the best.
Use recent closings as your anchor. Then decide whether the home deserves a firmer offer, a better presentation, or a faster response from the market.
