Use recent ranges carefully instead of treating one number like a verdict
A square-foot number can make a home look cheap or expensive in seconds. The problem is that without context in Burnt Hills, NY, that quick judgment can send you in the wrong direction.
Over the last three months, new listings in Burnt Hills, NY showed a typical asking level of $274 per square foot, pending homes showed $264, and recently closed homes showed $212. Recently closed homes also ranged from $252,757 to $470,000 in total price. That gap is exactly why I do not let clients rely on one metric by itself. Asking numbers reflect ambition and positioning, while closed numbers show where deals actually landed. Both are useful. Neither should be used carelessly. Study square-foot pricing alongside total price and home size. Compare homes with similar condition before deciding something is overpriced. If the square-foot figure looks high, ask what the property offers that recent lower-priced homes did not.
