Use recent sale examples to avoid misleading comparisons
You are deciding if price per square foot is helping you or confusing you. In Apex, NC, recent activity shows different price-per-square-foot levels depending on the slice of the market, so you need to compare apples to apples.
Looking at recent summaries for for-sale activity over the last three months, typical price per square foot was shown as $238 for new for-sale activity, $235 for pending, and $239 for closed. Average price per square foot in the same summary was $268 for new, $236 for pending, and $259 for closed. That matters because price per square foot is not a shortcut to value when homes differ in layout, lot, and finish level. Some metrics were not reported for this period. Even so, the spread between the typical and average figures is a reminder to stay within similar home types when you use price-per-square-foot comparisons. If you are buying in Apex, NC, use price per square foot only after you have narrowed to similar homes, then cross-check it against condition and upgrades. If you are selling, do not price purely off a neighborhood average anchor to the most comparable homes and let price per square foot be a sanity check, not the driver. Keep your strategy tied to the segment you are actually in, because that is where the correct comparisons live.
