Measured Sellers Gain Ground by Watching Calabasas, California Asking Prices in June 2026
Calabasas, CAPending activity is one of the best ways to measure whether a price is getting traction. The homes under contract had a median asking price of $2,262,500, and the median time to reach that stage was 23 days.
The average time for that group was 93 days, so the spread between the quicker and slower homes was wide. That gap usually tells me price and presentation are doing very different jobs from one property to the next.
For sellers, that is a useful warning. The homes that earn attention early are the ones that give buyers a reason to act, while the slower listings tend to spend their first weeks trying to recover lost momentum.
Use the homes under contract as a reality check, compare them with your property, and decide whether your number makes sense before you go live. Keep the launch clean. The right pricing decision is easier to defend than a late correction.
