In 77388, the median sold price sat at $305,000, the active median was $325,000, and new listings came in at $317,250. The market also held 6 distressed properties, which tells me there are separate pockets of value if you are willing to look beyond the standard new listing.
That does not mean every lower-priced home is a bargain. It means a cash buyer has to decide which homes deserve fast attention and which ones need more scrutiny before any number is written down.
Use the sold median as your baseline. Compare condition, location within the submarket, and how quickly similar homes have been accepted. When you find the right fit, move fast, but keep the offer disciplined enough to reflect the home you are actually buying.
