Spring, TXYou can still buy well here, but the best buyers are patient enough to compare and selective enough to wait for the right fit. In the latest 77380 numbers, homes are taking long enough to give you breathing room, yet not long enough to reward hesitation forever.
The 77380 market posted a median sold price of $377,500 and a sold-to-list result of 95.1% over the latest period. Homes spent 36 days in the market, while the active median sat at $487,495 and new listings came in at $459,994. Those numbers tell me buyers have options, but they also remind me that pricing still matters a great deal.
For a buyer, that means patience is useful, but only when it is paired with a clear comparison. If you wait too long on the wrong home, another property with a better fit may come along, but if you rush, you can end up overpaying for a house that looked more compelling than it really was.
Keep your shortlist tight. Compare each home to the sold median and the active median. If the listing is priced above the range but offers something truly special, make sure the premium is visible in the home itself before you stretch.
