Babylon, NYTiming still matters if you plan to sell, and I would treat the first week on market as the most important part of the entire process. Last month, new pending activity jumped 133.3% from the prior month, which tells me buyer movement picked up in a meaningful way. That window is short. A home that launches ready and priced with discipline has a better chance of catching attention immediately instead of trying to rebuild momentum after the market has already looked past it.
Supply did not flood the market at the same time demand picked up. Last month, 23 homes came to market, which was down 20.7% from the prior month, while 21 homes went into pending status. At month end, there were 40 active listings, down 2.4% from the month before. Put simply, buyer activity rose sharply without a matching wave of fresh competition. That combination gives sellers a useful opening, but only if the launch is strong enough to capitalize on it.
This is not the kind of environment where I would count on a slow, casual rollout. Buyers are still sorting through choices, and homes that enter the market cleanly tend to benefit from the first burst of attention when curiosity is highest. If a listing misses that window because the price is off, the presentation is weak, or the home is not fully ready, the seller often ends up trading away time that cannot be fully recovered. In a tighter field of new listings, the first impression carries even more weight.
Get the prep work done before you go live, including the items buyers will notice immediately. Choose a list price that invites activity rather than testing the upper edge just because other sellers are aiming high. Then stay closely engaged during the first round of showings and feedback, because early response is where you learn whether the market is confirming your strategy or warning you to adjust.
