The size difference is not small. Those numbers point in the same direction: the homes getting picked up were generally smaller and more attainable than the typical listing still available.
For a first-time buyer, this matters because affordability is rarely solved by waiting for a larger home to fall into a smaller-home budget. A more realistic path is often to accept a tighter layout, fewer cosmetic upgrades, or a shorter list of extras in exchange for getting into the market on sound terms. That does not mean settling carelessly. It means recognizing that size, price, and speed are connected, and that insisting on all three at once can keep you stuck longer than necessary.
Define the minimum amount of space you truly need, not the space you would simply like to have. Keep your first search centered on homes that fit your payment before you add wish-list features that push you upward. Then evaluate smaller homes for long-term usability, because the right layout at the right number can be a stronger first move than a larger home that stretches your budget too thin.
