The town's median estimated value was up 2.6% over the last 12 months, which tells me time has still been supportive of values even after some shorter-term cooling. That is important context. If you are delaying only because you hope the whole market will suddenly become easy, the recent numbers do not give me a strong reason to expect that kind of reset.
The bigger picture is mixed, not one-directional. Median estimated value rose 0.8% from the prior month and 2.6% from a year earlier, while the median sold price last month came in at $725,000 after an 18.9% drop from the month before. Those numbers show a market that is not moving in a straight line. Short-term softness exists, but longer-term value levels are still above where they were a year ago. That is why waiting can be a smart choice for some buyers and a costly stall for others.
The key question is what waiting would actually improve for you. If another few months helps you strengthen savings, reduce debt, clean up financing, or define a tighter search range, then waiting may improve your position. If waiting is only based on hope that prices will broadly retreat enough to solve an affordability problem by themselves, that is a weaker plan. The market still leaned toward sellers last month, and the best homes were still moving into contract quickly, so passive waiting does not automatically create better leverage.
Use any waiting period deliberately. Strengthen your approval, build your reserve funds, and get clear about the home size and condition you are truly willing to accept for a first purchase. Then stay engaged with the market while you prepare, because readiness is the kind of waiting that helps, while disconnection usually leaves buyers surprised when they finally decide to jump back in.
