Spring, TXA listing launch deserves a fresh price review. For sellers, the most useful question is not what a home might have sold for last year, but what buyers are accepting right now.
The median estimated property value was $302,040 in the latest monthly reading, while the median list price sat at $348,000. The 12-month change in estimated value was -7.1%, which makes today’s pricing decision more important than any old anchor.
That does not mean sellers have to chase the market down. It means the first list price has to be supported by recent closings, condition, and the level of competition buyers can compare in a few clicks.
Review the last few sold prices in your range, prepare the home so it shows cleanly, and decide ahead of time how you will respond if the first two weeks are quiet. The strongest listings usually have a plan before they go live.
