Spring, TXYes, in many cases I would. The latest numbers suggest sellers should pay close attention to how close their list price sits to the prices buyers have already accepted.
The median list price moved to $348,000 in the latest reported month, which was up 5.45% from the prior month. At the same time, the median sold price was $315,000, which was down 3.37% over that same period.
For sellers, that gap is the part to watch. A home can be beautifully prepared and still miss the target if the price is out of step with recent closings, especially when the market is still judging value quickly.
I would compare your home to the last few sold properties, not just to active competition, and I would be ready to adjust sooner rather than later if showings do not build. Clean pricing is still the easiest way to keep momentum.
