A market with more active choices gives buyers leverage to compare, so your launch has to be deliberate from the first day. That does not mean discounting your home before it hits the market. It means using the right price, the right presentation, and the right timing together. I want sellers to understand that a clean start usually brings better attention than a hopeful starting number. Strong preparation matters here.
Active listings closed the month at 40, months of inventory sat at 3.08, and the median days in RPR for active homes was 33. Those figures tell me buyers still have choices, but not enough slack to forgive a weak pricing plan.
The best response is simple. Use recent closings as your anchor, make sure your photos and condition support the asking price, and avoid assuming the market will correct an overpriced start for you.
If early showings are light, adjust quickly instead of waiting. The homes that launch well usually have a cleaner path to attention and a better shot at keeping momentum.
