Can Buyers Still Negotiate Babylon, New York Homes in May 2026?
Babylon, NYYes, but I would not expect every home to bargain the same way. Some listings are still getting very close to asking, so the smarter approach is to negotiate from facts rather than from hope. Stay patient where you have room and move quickly where the value is already clear. That balance matters. Buyers who know their ceiling and understand recent closings have a better shot at making a deal without missing the right home. It is a practical way to stay in control.
Closed homes averaged 96.65% of asking price , and the median sold price settled at $725,000. Sold homes also showed a median of 90 days in RPR, which tells me buyers still have some room to negotiate without expecting dramatic discounts.
The catch is that the strongest homes do not leave a lot on the table. If a property is priced fairly and presents well, the better leverage often comes from terms, timing, or a clean offer rather than a big price cut.
Set your ceiling before you tour, compare fresh listings against recent closings, and pay close attention to condition so you know where the real negotiating room sits. When the fit is right, move with purpose.
