Homes are still closing close to asking, so I would treat the better listings as real opportunities rather than places to test huge discounts. When the right property appears, the goal is to be serious, clean, and ready to move without turning the process into a long back-and-forth.
The latest market held at 3.2 months of inventory, the median sold price sat at $445,000, and homes still closed at 99% of asking. That combination tells me buyers have room to work, but not enough room to assume every seller will fold quickly. Last month also finished with about 2.8K active listings and 876 sales, which keeps the pace active without making it chaotic.
Good timing still matters here. Some homes are moving quickly, and the gap between list price and sale price is small enough that hesitation can cost you the property.
