Boston, MAIt does, because the numbers still reward preparation. With homes closing at 98.2% of list price and moving in a median of 18 days, I want buyers treating every offer like a real decision, not a guess. The best strategy is the one that fits the home and the market at the same time.
The recent activity set includes 10 new listings, 10 pending homes, and 10 closed sales. That is a healthy amount of movement, and it tells me buyers and sellers are still meeting in the middle when the property is priced and presented correctly. The opportunity is there, but so is the need for discipline.
A 5.44-month inventory level means buyers have some room to compare, yet it does not create endless leverage. If the home is well positioned, the seller will usually respond better to a clean path than to a complicated one. That is where good terms can carry real weight.
Get your financing in order first. Know how much flexibility you have on closing and inspections before you write. Then keep the offer simple enough that a seller can say yes without having to solve a puzzle. Good strategy reduces friction.
