Boston, MAYes, because price shapes everything else. When the median asking price is $1,499,000 and the median sold price is $1,349,000, I read that as a clear reminder that buyers are comparing closely. A polished home still needs a number that makes sense from the first moment it is seen.
The median list price moved to $1,499,000 last month, up 2% from the month before. That is a meaningful move because it shows sellers are still reaching for the higher end of the range. The question is not whether a property deserves attention. The question is whether the price invites it.
Homes are also closing at 98.2% of list price, which tells me buyers are not ignoring well-priced listings. They are simply selective. If the number is too aggressive, the market has a way of saying so quickly. I would rather see a strong first response than spend weeks trimming the price later.
Start with the best comparable sales, not the loudest opinion. Price the home so it feels credible in the first showing and still leaves room for a conversation. Then pay close attention to early traffic, early questions, and early feedback. Those signals are usually clearer than waiting for a later correction.
